WHAT GIVES KATHLEEN CHAN, HER HUSBAND and RANDAL EDWARDS THE RIGHT TO DICTATE TO THE OWNERS OF

OXFORD/CAMBRIDGE?

THEY DON’T LIVE HERE AND THEY DON’T CARE ABOUT OUR COMMUNITY THERE ONLY INTERESTED IN POWER AND MONEY

IF THEY WERE HERE FOR THE RIGHT REASONS – THEN WHY WON’T THEY ANSWER SIMPLY QUESTIONS THAT HAVE BEEN ASKED IN ANY ONE OF EMAILS LISTED BELOW

RANDAL, KATHLEEN OR THE CBC COMMITTEE – CAN YOU PLEASE EXPLAIN THIS STATEMENT BELOW. I AND MANY OTHER OWNERS THINK THAT THIS IS FRAUD!

WHAT DO YOU THINK?

 

If you think its ok for Kathleen (RENTAL OFFICE OWNER) to be granted large contracts by the CBC such as the Temporary Accommodation when she was awarded a contract for over $200,000

Have a look at the  2 Quotes both on Cathedral Place Management Letter head one from CPM and the other Quote from  Meriton Apartments both listed on her own company letter head which I confirmed with Meriton management having no knowledge of submitting this document  or the details as Quoted

Why are the Plants & Palms Dying? Our Complex is dirty and poorly maintained – WHY our levy’s keep going up ?

IF YOU THINK IT is “OK” THAT THE RESTRICTED ADMIN HAS GONE

FROM – $20,123.96 in 2012-2013  

TO     – $58,723.47 in 2013-2014

And the projected Budget for 2014- 2015 – $84,906.00  

This part of the budget (RESTRICTED ADMIN) is allocated  for maintenance and ongoing costs incurred for the Swimming pool and Car Park

 

And RESTRICTED SINKING FUND was – $ 0.00 in 2012-2013

then  = $27,389.69 in 2013-2014

And projected budget 2014 -2015 – $8,638.00

This is also to be allocated for forecast repairs in Pool and Car Park

                                                                                                                                                                                          

Since Randall and Kathleen have been in charge we have been charged $64,782.00 in Restricted levy’s and $8638.00 in Sinking Fund Levy’s Totaling $73420.04 

And no one  will answer our question as to what has these monies  been spent on? (when we know it has been spent on Security Services that were supplied in the Caretaking budget well before Cathleen used your proxy votes for personal benefit  to terminate their services .

Dates

It was noted that the original date for finalizing of the tender document could not be met and that 29 October 2014 is the new date for completion. It was further noted that all quotes are proposed to be received by 1 December 2014 with a contractor engaged by 15 December 2014 and works to commence 1 February 2015.

 

Alternative accommodation for displaced residents

 

It was noted that the documents circulated deal with issues arising during works and proposed temporary accommodation for the duration.

 

Logistics person

The Chairperson advised that Cathedral Place Management has agreed to coordinate logistics of moving residents and guiding contractors while on site during the works.

 

RESOLVED that the CBC will offer relocation to affected BUP residents on behalf of the respective BUP in which the resident resides during rectification works, at the cost of the BUP, via Cathedral Management Services in accordance with terms offered noting that no other accommodation costs will be paid by the CBC on behalf of any BUP.

 

Carried 5 For, Nil Against.

 

Further RESOLVED that the CBC enter into an agreement with Cathedral Place Management on behalf of the BUP’s to provide logistics during rectification works in accordance with terms to be negotiated.

Randall or Kathleen do not own a unit in Dame Notre, Oxford – Cambridge or Canterbury-Westminster

I also attach two files – The LinkedIn profile for Randall Edwards and an email attaching the quotation for accommodation services.

I would ask Randall Edwards to confirm or deny if –

1. He has been engaged to provide contracted services to any entities associated with Cathedral Place.

2. He did exclude himself from voting on the CPM contract for what appears to be $232,459.05 in accommodation and services because he was being paid by CPM.

If Randall Edwards confirms that he has been engaged by CPM to provide contracted services, if could advise –

1. How long has this arrangement been in place?

2. The nature of the contracted services he provides to CPM?

3. Has he voted on any other motions which could be a conflict of interest?

4. Is this the reason that he has accepted nominations on Notre Dame Body corporate committee (along with numerous other buildings in Cathedral Place that he does not own a unit in)?

5. The reason why the scope of works for fire rectification required that only 3 units be worked on at a time.

6. If any other alternative quotes had been sourced other than the quote for Meriton units provided by Tim Yu of CPM for $400,233.40.

This has been used to compare to the Quote provided by Tim Yu of CPM for $232,459.05.

I would hope that you can find the time to respond to this request before the voting at the next AGM on the 8th Jan 2014.

1. The names of the 5 companies that were chosen to send the scope of works for fire rectification works and why they in particular where selected to provide a tender.

2. The reasons why any of these 5 companies have decide not to proceed with providing a tender on doing the fire rectification works and in particular if it was because of the restriction imposed in the scope of works by the CBC that only 3 units at a time are to be worked on.

3. When the scope of works will be made available to lot holders on the web site – the same as the Stacey Kennedy report. It is not fair on owners who are offsite to leave a copy at the front desk, as they are unable to access this.

As the tender was not advertised publicly in any newspapers, in the interest of transparency of the process I would hope this information is made available to the lotholders.
