RE: Fire Door Replacement (B, C, D & E Blocks)

As per the Building Fire Safety Regulation 2008 of Building Act 1975 and Fire and Rescue Service Act 1990, on behalf of Cathedral Place Body Corporate, Fire Door Inspector Mark Harrington (QBSA License 1189324) of EDE Construction and Property Maintenance, conducted the Fire Door Inspections for all the lots in Cathedral Place on April and May 2012.

 As per the findings of the report, the fire rating on the current doors deemed non-compliant in regards to Queensland legislation.  As a result, all non-compliant doors must be replaced at a cost to the Body Corporate.

Owners are being individually contacted if their unit fire door needs to be replaced, as per our records.

Those particular unit front doors will be removed and replaced with the new 2hr fire rated entry door with work commencing this Thursday 22nd of November 2012 between the hours of 8am – 4pm.  We thank you for your co-operation.


Please note;

Building Units and Group Titles Act 1980 Section 36 Power of entry

(1) For the purpose of carrying out—

(a) pursuant to section 33(1), (2), (4) or (5), any work; or

(b) any work required to be carried out by a body corporate—

(i) by a notice served on it  by a public authority or

local government; or

(ii) by an order of the referee or a tribunal; or

(c) any work referred to in section 37(1)(b) or (c); or

(d) any work necessary to repair or renew any pipes, poles, wires, cables or ducts referred to in section 51(1)(a)(ii);

the body corporate may, by its agents, servants or contractors, enter upon any part of the parcel for the purpose of carrying out the work—

(e) in the case of an emergency—at any time; or

(f) in any other case—at any reasonable time on notice given to any occupier of that part of the parcel.

(2) A person shall not obstruct or hinder a body corporate in the exercise of its power under subsection (1). Maximum penalty—2 2/3 penalty unit
